New residential construction within Tigard has remained constant on the past 12 years.
New dwelling units are shown by table 2-4 within town getting a certificate-of-occupancy (CofO) allow from the Building Division. Single family houses, which connected and include free position, hit a high of 335 items in 1995 and dipped to a low of 187 in 2002.
The number constructed went above 300 in 2005 for the very first time since 1996. Multi-family properties have not been as in keeping with four years (1994, 1996, 2000, 2005) offering 89% of the multi-family models within the 12 year period. The overall density of residential construction is 6.8 dwelling units per acre since 1994, with single family houses at 5.9 and multi-family at 18.9 dwelling units per acre.
New industrial construction is not as commonplace or reliable as residential construction in Tigard. 1994 to 1996 remains the most reliable time. Searching beyond new units built, full worth of permits granted offers another sense of development activity in the neighborhood. The totals include other miscellaneous work, adjustments, enhancements, base work, fire safety systems, and new development.
While it struck a lower in 1998, residential design appraisal peaked in 2001 and 1996. The last three years have already been steady at around $80 million annually. Commercial worth peaked in 2,000 and hit a reduced in 2002. The second highest valuation was seen by last year in the 12 year period at around $60 million. The sole year to see commercial worth more than residential was 1998.
Total housing units in the Town of Tigard totaled 19,415 by the end of April 2006. This total includes single and multi-family units. The age of the housing units locally is spread fairly uniformly. The ages of the 1970's, 1980's, and 1990's all take into account almost one quarter of housing units.
